TBI bank provides 7.85 million euros in financing to REDESIGN to continue the Stejeriș project in Brașov

Brașov continues to attract investment in premium residential developments, particularly in areas that combine easy access to the city with proximity to nature. In this context, tbi bank is supporting experienced local developers and projects with the potential to generate long-term value by financing the continued development of Stejeriș, located on Calea Poienii, the main road connecting Brașov and Poiana Brașov.

tbi bank is providing REDESIGN with 7.85 million euros in financing over a 24-month period to complete the first buildings in the second phase of the Stejeriș project. The loan, with the principal repayable in full at maturity, will support the continuation of construction works on seven boutique residential buildings, each comprising a basement, ground floor, two upper floors and an attic level, with a total of 46 apartments. The buildings are already at an advanced stage of construction and are expected to be completed by the end of 2026. The value of this phase is estimated at 26 million euros, with approximately 60% of the 46 apartments already pre-sold.

REDESIGN began as an architectural practice, delivering projects in Romania as well as across international markets in Western Europe and Asia. The company entered the local residential development market in 2013, with the aim of bringing architectural design and real estate investment together into a cohesive product focused on quality of living. Its relationship with tbi bank began in 2020, when the developer secured two financing facilities to accelerate construction works on the first phase of the Stejeriș development, both of which were repaid in full.

Continuing the investment requires not only financial resources, but also partners who understand the specific nature of the development and the pace of a project of this complexity. Our partnership with tbi bank, which began during the first phase of the development, has consistently provided us with flexibility, trust and a financing structure tailored to the project’s actual needs. The new financing will enable us to accelerate works on the second phase of Stejeriș and further develop a concept that has already demonstrated its relevance to Brașov’s residential market,” said Ionuț Guțiș, Managing Partner at REDESIGN.

The second phase of the Stejeriș project is being developed on a site of more than 15,000 square metres and will comprise 11 boutique buildings, with a total of 81 two- to five-room residential units. Green spaces will account for more than 50% of the site.

The first development under the Stejeriș residential concept was delivered between 2018 and 2022 and comprised eight buildings, following an investment of approximately 17 million euros. The project was completed and fully sold. The second phase of Stejeriș retains the architectural concept of integrating the development into the area’s natural surroundings, close to the Stejerișul Mare nature reserve, with views over Brașov, Mount Tâmpa and the Postăvarul Massif. One of its distinctive features is the use of ventilated aluminium façades, a premium architectural solution designed specifically for the project. Beyond creating a unique visual identity, the system ensures the long-term durability of the building envelope while requiring minimal maintenance. The remaining four buildings included in the second phase are scheduled for completion by mid-2027.

At the beginning of this year, tbi bank entered a new stage of development following its acquisition by Advent International, one of the world’s largest private equity investors, with 100 billion dollars in assets under management.
