Romania’s industrial and logistics market continues to expand, with the modern stock reaching 8.17 million sq. m at the end of Q3 2026, following the delivery of almost 340,000 sq. m in the first nine months of the year, according to the Romania Industrial Marketbeat Q3 2026 report by Cushman & Wakefield Echinox. New supply increased by more than 60% compared with the first nine months of 2025.
Development activity accelerated during the third quarter, with July-September being the most prolific period of the year in terms of completion. Developers delivered 133,000 sq. m in Q3, up by 54% compared with Q2 and by 15% versus Q1. Bucharest remains by far Romania’s largest industrial and logistics market, with a stock of more than 4 million sq. m, accounting for approximately half of the country’s total modern stock.
Among the regional markets, Timisoara has a stock of approximately 808,000 sq. m, followed by Ploiesti with 575,000 sq. m, Brasov with 511,000 sq. m and Cluj-Napoca with 447,000 sq. m.
The largest delivery in Q3 was the completion of 111,600 sq. m at CTPark Bucharest West, occupied by Polish retailer LPP, owner of the Sinsay, Reserved, Mohito, House and Cropp brands. Another notable completion during the quarter was MLP Bucharest West, comprising 21,000 sq. m.
Almost 80% of the industrial and logistics space currently under construction is concentrated around Bucharest, amounting to approximately 447,000 sq. m, while the remaining developments are located in cities such as Iasi (40,000 sq. m), Arad (31,500 sq. m), Deva (15,300 sq. m), Sibiu (15,000 sq. m) and Cluj-Napoca (11,000 sq. m).
The largest projects currently under development include new phases within CTPark Bucharest West, VGP Park Bucharest East, WDP Park Dragomiresti, WDP Park Stefanesti, ELI Park Bucharest and GARBE Park Bucharest.
In terms of demand, the third quarter saw a moderation in leasing activity, with approximately 156,000 sq. m transacted, compared with 329,000 sq. m in Q2. Against this backdrop, the total take-up in the first nine months of the year reached approximately 725,000 sq. m, only 3% below the level recorded in the same period of 2025.
Bucharest and Timisoara further consolidated their positions as Romania’s main industrial and logistics hubs, together accounting for approximately 75% of total take-up during Q1 - Q3.
At the same time, the nationwide vacancy rate decreased to 5.5% (4.4% in Bucharest), an evolution supported by the built-to-suit deliveries completed during the third quarter.
Rodica Târcavu, Partner, Industrial Agency, Cushman & Wakefield Echinox: “The industrial and logistics market has not been immune to the challenging economic environment, marked by the energy crisis, rising costs and uncertainties that have influenced the companies’ investment and expansion decisions. However, the impact on the market has been mitigated by the sector’s solid fundamentals. After the first nine months, take-up is only 3% below the level recorded in the corresponding period of last year, pointing to a moderation in leasing rather than a change in the overall trend. At the same time, the acceleration in development activity confirms investor and developer confidence in the market’s medium- and long-term prospects. New transactions accounted for approximately 55% of the total take-up (~395,000 sq. m), driven by tenants across all economic sectors. We expect demand to remain at healthy levels going forward, including in 2027. In an economic environment characterized by transformation and uncertainty, it is natural for market segments to evolve at varying speeds. This diversification reduces reliance on a single growth driver, contributing to a more balanced market and supporting sustainable development over the long term.”
Prime rents for industrial and logistics space in Bucharest remained at €4.80/ sq. m/ month in Q3 2026. Most regional markets, however, recorded increases, with prime rents converging towards a narrower range of €4.50 - 4.65/ sq. m/ month. According to the report, with construction and financing costs still high, landlords are holding firm on asking rents, which are expected to remain stable over the coming quarters.
