In Q3 2026, One United Properties finished three residential projects in northern Bucharest — One High District, One Lake Club and One Lake District Phase 1 — delivering a total of 2,238 homes. That volume represents roughly 86% of the 2,610 units the company completed over the previous five years and is more than seven times its average annual deliveries over the last decade. It is also one of the largest single-quarter delivery volumes by a developer on the Romanian real estate market.
Earlier in 2026 the company delivered One Floreasca Towers, bringing the residential completions to 2,453 units in the first nine months of the year and a cumulative gross development value of approximately EUR 714 million. In the office segment, One United Properties completed One Technology District in Q3, a turnkey office hub developed for Infineon Technologies under a 15-year lease.
“The delivery performance of this year’s third quarter and the threshold of one million square metres completed and delivered across our entire portfolio reflect the execution capacity and operational excellence we have built over almost two decades. They are the result of consistent discipline in planning, in execution and in the way we finance our projects. For us, this is an important milestone. Several years ago, the area around this office district was nothing but unused land; today, a new part of the city is taking shape, where people can live close to their offices, services, and lakes,” says Victor Căpitanu, co-founder and co-CEO of One United Properties.
The developments are reshaping the shores of Tei, Plumbuita and Colentina lakes and the Fabrica de Glucoză corridor, an area that until recently consisted largely of former industrial sites and vacant land. The zone benefits from the expansion of the Pipera – Barbu Văcărescu office and commercial axis and fast access to the A3 motorway.
Each Q3 project has distinct features. One High District, with direct access to the A3, comprises more than 800 homes and includes a WorldClass club exceeding 2,000 sq m with a semi-Olympic swimming pool, an offering unique on the Bucharest market. One Lake Club sits on the shore of Tei Lake with over 600 homes featuring generous gardens and terraces; one tower carries the Armani/Casa signature through a partnership to deliver a bespoke interior design concept. One Lake District Phase 1, with 786 homes, was built on the former brick factory site on Plumbuita Lake and will include retail units, a school and a landscaped lakeside promenade open to the public. All three developments employ geo-exchange systems that draw thermal energy stored in the ground for heating and cooling, reducing carbon dioxide emissions.
These projects have also driven local infrastructure investments. Together with other developers in the Fabrica de Glucoză area, One United Properties helped build 3.5 kilometres of new roads with a cumulative investment of EUR 6 million, improving connections to services and main routes. The company is constructing two schools with combined capacity for over 1,000 pupils — one in the forthcoming One Academy Club development between Fabrica de Glucoză and Tei Lake, and the other within One Lake District on Plumbuita Lake’s shore. The total investment in the two schools in Bucharest’s Sector 2 is approximately EUR 20 million.
One Technology District, completed in the same area on a turnkey basis for Infineon Technologies, provides 21,514 sq m of GLA including laboratory space and was developed to accommodate one of the largest semiconductor R&D centres in South-Eastern Europe. The building integrates a geo-exchange system for heating and cooling, rooftop solar panels and heat recovery systems.
